Screening FAQs

No paper applications: Simply ONE online application per occupant over 18 years of age: Apply here!

Turnaround time: As fast as 1 hour, depending on previous landlord follow-ups and employment verification. The typical turnaround time on an application is 2 business days.

First Come, First Serve:Applications are reviewed in the order they are received. If an application is incomplete or declined, the next application is reviewed. Once an application is accepted and a lease is signed, later applications may be transferred to another property.

 Pet Policy:

  • $300 one-time pet fee (per pet)
  • $30-$50 / month pet rent (per pet) depending on the animal as screened by third party.

Equal Housing Commitment

Real Property Management Bluegrass complies with the Federal Fair Housing Act (FFHA) and all state/local laws. We do not discriminate based on race, color, religion, sex, handicap, familial status, national origin, or age. 

Each occupant 18+ must complete an application and pay the application fee. 

Approval Criteria

Approval is based on the following eight (8) factors:

Identification Verification

  • Driver’s License 
  • Identification Card 
  • Social Security Card 
  • Passport 

Credit Score

  • Credit scores are considered along with other factors in determining creditworthiness

Credit History

Credit history will be scrutinized for delinquent payments, the number of active trade lines in proportion to earnings, judgments, eviction filings, collections, liens, or bankruptcy within the past three (3) years. 

Employment Verification and History

  • Last 2 months of pay stubs required 
  • Employer contact information required 

Income Verification

  • Monthly income must be at least 3x rent 
  • Verified via pay stubs, tax returns, or bank statements 

Resident Verification and History

  • Minimum 3 years housing history required 
  • Landlord references required 

Criminal History

Criminal background checks are conducted for all applicants 18+. 

Animal Criteria

  • Up to 3 pets allowed (varies by property) 
  • Restricted breeds apply 

Our Fees

Application Fee $50 per applicant Paid online. Required for all applicants 18+.
Security Deposit One Month’s Rent One month’s rent is due within 48 hours of approval.
First Rent Payment First Month’s Rent First month’s rent due before move-in.
Lease Admin Fee 10% of Monthly Rent One-Time fee due at move-in.
Lease Renewal Fee $195 Per renewal.
Pet Fee $300/pet One-Time Fee
Pet Rent $30-$50/month (per pet) We screen every pet via a third party. Pet Rent is determined based on their findings.
Late Fee 10% of the monthly rent. Charged on the 5th of the month at 5:00 PM and $5.00 per day until paid.
