• Property Type & Location: Unique property layouts or locations outside peak demand pockets (like proximity to major Lexington employment hubs or UK campus areas) may require additional marketing time.

If a property receives limited traffic within the first 10 to 14 days, we proactively review feedback and adjust our pricing or marketing strategy to ensure we don’t sit on extended vacancy.

• Financial & Credit Checks: Reviewing credit scores, debt obligations, and active accounts.

• Income Verification: Confirming gross monthly income (typically requiring at least 3x the monthly rent) via recent pay stubs, tax records, or bank statements.

• Nationwide Background & Eviction Screening: Checking criminal registries and national eviction databases.

• Rental History: Contacting previous landlords directly to verify payment history, property care, and lease compliance.

We handle all maintenance requests directly through our 24/7 online portal and dedicated emergency hotline.

• Routine Repairs: For minor maintenance, we utilize our network of licensed, insured local vendors to complete the work efficiently and cost-effectively. Per our management agreement, routine repairs under a predetermined limit (e.g., $300) are handled automatically to prevent delays, while larger expenses require your advance authorization.

• 24/7 Emergencies: If an urgent issue threatens resident safety or structural damage to the property (such as active plumbing leaks or heating loss during winter), our team acts immediately to stabilize the situation before notifying you.

Tenants pay rent electronically through our secure online resident portal. Once the funds clear, we process vendor invoices or management expenses and deposit your net rental income directly into your bank account via ACH direct deposit. You also receive 24/7 access to your Owner Portal, where you can view real-time monthly financial statements, lease documents, and maintenance tracking at any time.
